Yes, when operated in compliance with applicable regulations:
Queensland: Short-term accommodation is permitted, subject to local council planning requirements and body corporate by-laws (where applicable).
New South Wales: Short-term rental accommodation is lawful, with registration requirements and a 180-day annual cap in certain Greater Sydney areas for non-hosted stays subject to local council planning requirements and body corporate by-laws (where applicable).
RHYLM ensures all properties comply with relevant state legislation, council requirements, and strata rules prior to onboarding.
RHYLM enforces a strict no-party policy. Smart, privacy-approved monitoring technology is used to monitor noise levels and occupancy without recording conversations or images. Additional smoke detectors may also be installed (where approved) to enhance safety and provide peace of mind for owners and occupants. RHYLM offers contact details that can be shared with building strata or neighbours.
Where possible, RHYLM utilises smart access technology to facilitate secure, keyless entry. In properties where this is not suitable, RHYLM arranges controlled key pick-up and drop-off through trusted local entities (such as nearby businesses), ensuring secure and accountable access at all times.
RHYLM engages professional cleaners after every stay and coordinates all maintenance promptly. Licensed and insured trades are used where required, and properties are maintained to a standard that often exceeds traditional long-term rental expectations. RHYLM will diagnose and repair issues/damage up to $500 value without concerning your realestate agent or owner
RHYLM only proceeds with written landlord consent and works closely with managing agents to ensure lease terms are clear. Where required, RHYLM cooperates with landlords and insurers to ensure appropriate disclosures are made. RHYLM maintains its own public liability insurance and AirB&B's policies
